Cookie policy

1. Introduction

This Cookie Policy explains how Tessa Lang Property (“we”, “us”, “our”) uses cookies and similar technologies, such as your browser’s own storage, on our website. It should be read alongside our Privacy Policy.

In short: we use no advertising or tracking cookies, which is why there is no cookie banner.

2. What are cookies?

Cookies are small text files stored on your device to help websites function efficiently and improve your browsing experience. Websites can also keep small amounts of information in your browser’s own storage, and the same rules apply to that.

3. What we use

Strictly necessary: signing in

If you use a website account for saved homes, searches and property alerts, our sign-in system uses these. They are needed for the service you have asked for, so they do not need your consent.

• Security token (cookie): protects the sign-in form. Deleted when you close your browser.
• Return address (cookie): brings you back to the page you were on after signing in. Deleted when you close your browser.
• Session (cookie, only once you sign in): keeps you signed in for up to 30 days, or until you sign out.
• Sign-in status (browser storage): keeps your sign-in in step if you have the site open in more than one tab.

Your display choice

If you press the light or dark switch, your browser remembers your choice so the site looks the same next time. Nothing is stored unless you press it, and you can clear it below.

Visit statistics

We count visits with Umami, run for us by our web developer on our own servers. It uses no cookies and stores nothing on your device, it does not identify you, and we only ever see totals, such as how many people looked at a page. We use them to improve the site. You can switch it off below, and it also stays off if your browser sends a “Do Not Track” signal.

Google Maps and fonts

Your browser loads the fonts on every page, and the maps on listing and property pages, directly from Google, so Google receives your IP address. See our Privacy Policy for more about the services we use.

4. Your choices

These choices are saved in this browser only, so you would need to make them again on another device or browser. You can also delete cookies and browser storage for this site in your browser settings (e.g. Chrome, Firefox, Safari): you will be signed out, and the site will follow your device’s light or dark setting.

5. Changes to this policy

If we change what the site stores on your device, we will update this page first, and ask for your consent before using anything that needs it. Last updated: September 2026.
